Language Arts Building
This project will build a multi-story classroom and office building near the Central Green for Language Arts.
The new Language Arts building will sit on the north side of the central green. It will include a new lecture hall that will be centrally located for the entire campus, available for day and night use. The central location of the new building allows for better pedestrian connection from the central green, the student parking lots to the north of campus, the future Student Services Complex, and other campus amenities.
This project will also encompass the pathway from the end of the North Fire Lane project to the West ADA plaza of the Library Education Technology building.
Construction is projected for completion in January 2023.

Past Month’s Accomplishments: Punch list work was completed. IT/AV equipment installation, termination, and testing were completed. The Certified Access Specialist inspection backcheck was completed. The mechanical system's commissioning was completed. Installation of the acoustic wall system was completed. Financial reconciliation of allowances, potential change orders, and change orders was completed.
Next Month’s Milestones: Close-out documentation will be completed. Formal completion approval is expected. A Notice of Completion will be presented at the March 2024 Board meeting.
January 2024
Past Month’s Accomplishments: Punch list work was completed. IT/AV equipment Installation, termination, and testing were completed. A CASP inspection backcheck was completed. Commissioning of the mechanical systems was completed. Installation of acoustic wall systems was completed. Financial reconciliation of allowances, PCOs, and change orders was completed.
Next Month’s Milestones: Close-out documentation completion is expected. A formal completion approval is anticipated. A Notice of Completion will be submitted at the March 2024 Board meeting.
December 2023
Past Month’s Accomplishments: Punch list work was completed. Installation of IT / AV equipment, connections, and programming continued. Commissioning activities for mechanical lighting are underway. Signage installation was completed. Construction fencing was removed and a grand opening ceremony was conducted.

November 2023

October 2023
Past Month’s Accomplishments: Punch list repairs are ongoing. Installation of the IT / AV equipment and connections and programming continued. Commissioning activities for irrigation and lighting are nearly complete. Installation and programming of locks and a security review were completed.
Next Month’s Milestones: Mechanical commissioning will be completed. Punch repairs for the building and site will continue. Installation of the remaining furnishings will be completed. IT/AV equipment installation, programming, and training will be completed. Final keying distribution will be completed. Installation of remaining FF&E and OFOI items will continue. September 2023
Past Month’s Accomplishments: Punch repairs are ongoing. Installation of the first FF&E deliveries and IT and AV equipment installation has begun, with deliveries ongoing. Commissioning activities for plumbing and electrical systems were completed, with mechanical and irrigation following. Security programming is underway. A substantial completion date was established for 7/17/2023.

A training schedule will be coordinated. Final keying and programming of security systems will be completed. Installation of FF&E will continue. August 2023

July 2023

June 2023
Past Month’s Accomplishments: Placement of walkways was completed. A punch list was generated for building interior repairs. Coordination efforts for the pre-commissioning of mechanical equipment is underway. The elevator preliminary start-up was completed, and the state inspection was scheduled for July.
Next Month’s Milestones: Commissioning activities for all mechanical, electrical, and plumbing engineering (MEP) and irrigation are expected to be completed. State elevator inspection, a punch walk for the site and surrounding areas, and a punch back for the building interior are all expected. Move-in, assembly, and installation of furniture, furnishings, and IT/AV equipment will begin. Site and building signage installation, irrigation testing, and completion of planting will be completed. Substantial Completion of the project is expected at the end of July.
May 2023
Past Month’s Accomplishments: Final grading, pouring of walkways, and construction of the retaining wall are ongoing. The construction office and existing (old) fencing were removed. Floor installation was completed. Start-up, pre-testing, and pre-commissioning of mechanical equipment are underway. Elevator installation and lecture hall seating were completed.
Next Month’s Milestones: Commissioning activities and all MEPS are expected to be completed. State elevator inspection will occur. Installation of signage will be completed. Irrigation testing and installation of plants/sod will be completed. IT /AV installation is ongoing. Correction of all punch list repairs will be completed.
April 2023
Past Month’s Accomplishments: Final grading and utility (fire/domestic water) tie-ins were completed. Exterior painting, ceiling tile installation, and ombre/mesh screen installation were completed. Connection and start-up of the mechanical equipment took place. FF&E procurement was completed.
Next Month’s Milestones: Commissioning activities will commence. All MEPS will be completed. The construction office trailer will be removed. Exterior walkways and landscaping. IT/AV procurement will be completed. Interior cleaning and punch list walks will begin.
March 2023
Past Month’s Accomplishments: Final grading began with intermittent weather delays. The project engineer installed the second electrical feeder and completed termination of the 21KV transformer. Final mechanical, electric, and plumbing (MEP) was completed at the complex interiors. Interior painting in classrooms, offices, corridors, and the lobby was completed. Construction of the site retaining wall foundation is underway. FF&E procurement was completed.
Next Month’s Milestones: Site grading and final utility connections are underway. Exterior painting will begin. Ombre screen panel and LED installation will begin. IT/AV procurement will be completed.
February 2023
Past Month’s Accomplishments: Installation of fascia metal at the Lecture Hall was completed. Final grading began. The PE 2nd electrical feeder was installed. Parking Lot #3 scrape and repaving was completed. Punch walk was completed. Interior painting in classrooms, office and corridors was completed.
Next Month’s Milestones: Termination and startup of new transformer is expected. Site grading for irrigation, final utility connections, and foundation for retaining walls will be completed. Exterior painting and ombre screen installation will begin. FF&E procurement will be completed.
January 2023
Past Month’s Accomplishments: Fascia metal installation and placement of elevated seating concrete at the lecture hall was completed. Installation of acoustical ceiling grid in classrooms and offices was completed. Parking Lot #3 scrape and repaving started. Interior painting in classrooms, office and corridors was completed.
Next Month’s Milestones: Termination and startup of new transformer will be completed. Site grading for irrigation, final utility connections, and foundation for retaining walls will be completed. Exterior painting will begin. Striping and new signage in Lot #3 will be completed. Concrete in exterior stair treads will be placed. FF&E procurement completion is expected.
December 2022
Past Month’s Accomplishments: Roofing at the lecture hall reached near completion, while installation of metal coping and metal accent panels begun. Plaster was completed and interior painting is underway. Drywall finish was completed at the classroom side. Storefront and curtain wall framing was completed. Parking Lot #3 scrape and repaving began after a minor weather delay. FF&E design and procurement was completed. Scaffolding was removed.
Next Month’s Milestones: Lecture hall elevated seat framing will be completed. Installation of new transformer and connection for permanent power is expected. Irrigation, site grading, and construction of walkways and retaining walls will begin. FF&E procurement will be completed.
November 2022
Past Month’s Accomplishments: Roofing at classroom area was completed and the lecture hall was dried in. Window installation was completed. Lath is nearing completion. Color plaster and drywall are ongoing.
Next Month’s Milestones: Color plaster, storefront frame and glass, and roofing will be completed. Interior painting will begin. Irrigation will begin. Procurement of FF&E items will begin.
October 2022

Past Month’s Accomplishments: Metal framing and exterior sheathing were completed. Roofing was waterproofed and insulation and drywall were completed at the classroom building. MEPF system rough-ins were completed. Window installation and lath and plaster all began and are currently underway.

January 2022
Past Month’s Accomplishments: Formal DSA approval was received for Increment #2. Demolition of the Roble building was completed. Mass grading and building pad certification were completed. Next Month’s Milestones: Site utility installation will continue. Excavation of building foundation and elevator pit and building foundation construction will commence. December 2021
Past Month’s Accomplishments: The December rainstorms impacted progress at the site. The site was prepared for significant power, data, and utility work in preparation for the future building construction. Abatement in the Roble building and work in the utilidor tunnel continued.
Next Month’s Milestones: Demolition activities will continue. The Groundbreaking Ceremony is expected to occur in February 2022.
November 2021
Past Month’s Accomplishments: Increment #2 Building Structural comments were returned to DSA. Guaranteed Maximum Price for the project was awarded at the November Board meeting. Site mobilization and preparation for December preliminary site work and final pre-construction scope were completed. PE Power re-feed and the disconnecting of power service from Roble were also completed. A new transformer for the PE Building was installed. A Site Biologic survey was carried out.
Next Month’s Milestones: Approval of Increment #2 building plans will be completed. Completion of PE power re-feed (rescheduled due to delayed delivery of the transformer and feeder material) is expected. A project construction kick-off meeting will occur. The contractor mobilization and site set-up of offices, storage/lay-down area, temporary utilities, set up of Project Inspectors office, installation of the access road, abatement in Roble building, and the close-off of utilidor tunnel entrance inside Roble will all be completed. Demolition plan and commencement of demo activities will begin. A Groundbreaking Ceremony is being planned for February 2022.
October 2021
Past Month’s Accomplishments: DSA approval of Increment #1 site work was received. Increment #2 building partial structural comments were received and are being corrected by DBE. Presentation of the new Language Arts Building was presented to the Steering Committee. Reconciliation and in-depth review of bids is underway. Presentation of GMP and Outreach Program was presented to the Vice Chancellor and Vice President for review. Preparation of GMP related board documents is underway.
Next Month’s Milestones: Installation of new transformer pad and interior conduits for PE power regarding feed was rescheduled due to delayed delivery of the transformer, now due 11/18/21. Final termination and power switch over schedule to commence by 12/15/21. CEQA approval and GMP formal presentation by the Vice President is anticipated at the November board meeting. Construction planning activities including OCIP, Trade Council and Kick off meetings are underway. Existing site conditions and biologic study surveys are underway, as well as preliminary mobilization planning. Groundbreaking Ceremony date is being determined.
September 2021
Past Month’s Accomplishments: DSA approval of Increment #1 Site work was received. Completion of main summer scope activities, including telecommunication relocation and hydronics piping relocation, necessary for the demolition of the Roble Building part of new construction demolition work is planned for December. New underground conduits for power re feed for the PE Building were completed. Preliminary GMP was received, and reviews are underway.
Next Month’s Milestones: Installation of new transformer pad and interior conduits for PE power re feed will be completed. Receipt of new transformer is anticipated late October to mid-November. Final termination will immediately follow. Final GMP will be presented to the District in late October for the November Board review. A groundbreaking ceremony is tentatively planned for October 22, 2021. Preliminary construction weekly meetings will commence in early October. CEQA review and approval is anticipated for November Board.
August 2021
Past Month’s Accomplishments: DSA submittal of Increment #2 Building plans to DSA. The main summer scope was completed, minimizing the impact to campus staff and students during the fall semester. Scope completed include a shutdown and relocation of an existing telecommunications line, rerouted hydronics piping in utilidor and installation of new PE Building power feeds in preparation of the new transformer for power service to the PE Building, from the existing Roble Building. Roble is scheduled for demolition at the start of Language Arts construction this Fall. OCIP and CCA Agreement programs for summer scope were also successfully initiated.
Next Month’s Milestones: Installation of new transformer pad and completion of interior power piping in PE Building are expected. Final termination to occur over the Thanksgiving holiday break. Presentation of preliminary GMP including value engineering credits will occur, as well as an update to the project budget and a review of the building plan package (Increment #2).
July 2021
Past Month’s Accomplishments: Site plans for Increment #1 and Increment #2 were completed. Building plans were sent to DSA. Summer scope is in progress and relocation of hydronics piping in tunnel were completed. PE power relating to the feed out of Roble Building was completed, with further routing review and coordination efforts underway. Telecommunication relocation, investigation work and trenching were all completed. Finally, the OCIP program and CCA agreements for summer scope trades were initiated.
Next Month’s Milestones: Summer scope will be completed. PE power trenching and underground installation along east side of PE building will be complete, along with a new concrete pad, installation of transformer preparation and planning. Telecommunication shut down is planned (duration is 8-10 days) to accommodate new cabling relating to connection and final testing. Value engineering credit to update project budget, GMP pre meetings will begin and the Building Plan Package (Inc #2) will be reviewed.
June 2021
Past Month’s Accomplishments: Site plans (Increment #1) were completed and sent to DSA. Review of building plans (Increment #2) and 50% of Construction Documents were completed. Review and approval of interior colors and finishes were also completed. Kickoff meetings for the summer scope commenced. The relocating of Hydronics and PE Power feed out of the Roble building and the relocating of telecom out of the new building foundation were completed. Finally, a kickoff meeting with Commissioning Agent.
Next Month’s Milestones: Summer work will be coordinated. The review and finalization of value engineering credits will be completed. Project budget will be updated. GMP pre meetings will begin. The Building Plan Package will be reviewed. 100% of Construction Documents will be set and the DSA Building Package will be submitted to DSA.
May 2021
Past Month’s Accomplishments: Interior design was finalized for the lobby, lecture hall, classrooms, offices, and conference rooms. 50% Construction Document plan reviews have been completed. Budget adjustments and an updated charter have been established. The design team will complete the site work package (Increment #1) for DSA submission in June.
Next Month’s Milestones: DBE will finalize color and material sample selections for formal presentation. 95% of Construction Document reviews for Increments 1# and #2 will be completed. The design team is completing the Building package (Increment #2) for July DSA submission. Phase 2 scope activities have been requested to be transferred into Phase 1 to avoid disruption during Fall semester.
April 2021
Past Month’s Accomplishments: Interior design finalized for the lobby, lecture hall, classrooms, offices, and conference rooms. Haz Mat contractor outreach was completed. Bid package #2 was reviewed. Items included in package #2 are concrete, structural steel, site utilities, miscellaneous steel, and glazing. Additional design enhancements and value engineering was completed.
Next Month’s Milestones: The DBE will complete final interior design and present to the Bond Team for approval. Budget adjustments and an updated charter will be established as the DBE is released into Construction Documentation. The design team will complete the site work package for DSA submission.
March 2021
Past Month’s Accomplishments: Interior design options (2) finalized for review (Lobby and Lecture Hall). Incorporation of ENLACE program into the building. GeoTech Report, support documents and payment uploaded to CGS. Haz Mat report complete. Contractor outreach underway. Review of and revisions to project estimate. Value engineering practice underway.

Next Month’s Milestones: Final preview of design drawings with M&O, Grounds, and IITS/CTS. Revised finishes for classrooms, labs and lecture hall. Formal design presentation to District staff. January Board approval for commissioning agent anticipated.
November 2020
Past Month’s Accomplishments: Notice to Proceed into Design Development (DD) Phase. MEP bids received. Review of preliminary finishes for interiors of Lecture Hall and Lobby held 11/17/20. The design team completed the first of a series of four DSA informal collaboration meetings.
Next Month’s Milestones: Review of revised preliminary finishes for interiors of Lecture Hall and Lobby. Preliminary finishes for Classrooms and Restrooms. Delivery and review of DD package. Geotechnical study report due mid-December. RFP Commissioning Agent will be released for bid, anticipated for January Board.
October 2020
Past Month’s Accomplishments: The Bond Team completed schematic design (SD) plan review. Additional meetings with maintenance and operations (M&O), Campus and District Technology (CTSS/IT), and Outreach meetings were completed this month. The Design Build Team released mechanical, electrical and plumbing (MEP) bid package on September 28, 2020 in coordination with the District Purchasing and Outreach team. A pre-bid job information meeting was held on October 29, at 2:00 p.m.
Next Month’s Milestones: It is expected that the Bond team will authorize the Design Build Team’s Notice to Proceed (NTP) into design development phase. Mechanical, electrical and plumbing (MEP) bid package is due on November 12, 2020. Geotechnical/trenching study to be completed on the adjacent fault to determine exact extents of construction. Geotechnical proposal will cost around $127,000 and will go to November Board meeting. Targeting six to eight weeks for investigation and two-weeks to develop report.
September 2020
Past Month’s Accomplishments: Completed kick-off meeting with campus leadership. An outreach kick-off meeting was completed with District purchasing to outline requirements to achieve the Board’s Outreach Program requirements. Submitted Schematic Design (SD) package to Bond team for plan review.
Next Month’s Milestones: The Bond Team will move into the Design Development phase of the project and continue meetings with the various user groups. The team will finalize the geotechnical review/study on the adjacent fault to determine the exact extents of construction.
